Josh is a true professional and clearly passionate about helping people get in the right house for the right price. Always responsive, always positive, Josh is a go-to realtor. Our experience: Josh was our buyer’s agent. We were relocating to New Orleans from out of state, and Josh was a great source of info on the market when we were in the early stages of looking, and then a critical part of finding the right house, making an offer and getting the deal done. The market in New Orleans is a little strange — solid houses at good prices go quickly, and there are a lot of overpriced flips and pre-flips on the market. Accordingly, you need an experienced, patient realtor. With Josh’s help, we were able to buy one of the aforementioned solid houses at a good price — an affordable house that met all of our criteria, which is no small feat in NOLA right now. Josh helped us craft an offer and worked the deal until we were under contract. While under contract, Josh was indispensable, working with the seller, inspector, lender, etc. and got us in the house in well under a month. If we didn’t have Josh as our agent, I am 100% sure that we would not have been able to make a successful offer on the house we purchased, nor would we have closed as quickly. Whatever commission he made probably wasn’t nearly enough. He was worth his weight in gold during the offer and closing process. Josh’s strengths: besides his personality, which is a HUGE plus — the guy is funny, keeps the mood light in the more tense times, and is fun to be around — Josh’s major strengths are that he knows his stuff and is respected by other realtors. Within minutes of walking into a place for the first time, he can tell you the flaws (including structural and technical aspects) and strengths (including market trends and renovation potential that the average person won’t see) of a particular property. And when Josh interacts with other realtors, it’s clear he’s well-liked and respected by his peers, which can be critical in getting a good deal during negotiation and while under contract. What more can I say? Josh is the best — he’ll work his tail off for you, keep you in a good mood, and get you the house you want at a price you can afford.
